I'm opening a clothing shop. How soon in advance should I secure my space? I don't have inventory yet.
I have just incorporated my business and I am starting to look for inventory. The web site is currently under construction. There is a possibility of an affordable space in an ideal part of town. This opportunity is semi-rare and I'm afraid to lose it. At the same time, I'm afraid of getting the space too soon. When is the right time in the process to sign a lease on a space? At this point I estimate I'm about 4 months from opening.
talk to the person who owns the property - they will have a deposit most likely, usually the cost of a month's rent, and most leases are four years with an option to re-lease after that. It also depends on the condition of the building and whether or not the owner will do renovation and/or remodeling or if you do that yourself. Some owners will work with prospective tenants to get the spaces filled. If you are ina highly-rented area with a lot of foot traffic then the owner will be in charge and you may have to move very quickly to get the space. Once you do your homework and feel the space is ideal for you and the price is right - move very quickly and work out a deal with the owner. Have an attorney read the lease agreement first - the cost is worth it if there is something in the fine-print that could hurt you later. Good luck
